1. Registration, Signing of the Agreement and Payment Conditions
You can book the apartment by telephone, mail or fax. In order to book the room I need the following information: Name, address, number of people, arrival and departure (day, month, year), telephone number and an e-mail address in the event of queries on my part. You will receive a signed rental agreement from me within a maximum of three days by fax which you should sign and send back to me.

50% of the rent is due within 10 days upon receipt of the rental agreement (if no payment has been made within 10 days, your reservation cannot be confirmed). The remaining 50% must be transferred to my account within a maximum of 29 days before the start date of the rental agreement. For reservations with less than 29 days notice, the entire amount is due immediately and the rental agreement will be closed upon receipt of payment. If payments are not made in a timely manner I hold the right to refuse business.

2. Service and Rent
The minimum length of a rental agreement is one week (from May – September), shorter lengths are possible by request (from October – April). Christmas, New Year’s and Easter require a minimum stay of 7 nights. Exceptions possible! The use of utilities at a normal level is included in the rent. Excluded is the cost of heating outside of the normal heating period (1 May – 31 September). The clean-up costs are €40 and is recorded on the receipt with the rent. Not included in the rent, which is to be paid upon arrival, is, for example, additional cleaning, sheets and laundry services.

3. Arrival and Departure
The arrival should be between 3:00pm – 6:00pm. The apartment should be left by 10am. If you should arrive before 3:00pm or after 6:00pm, please inform me ahead of time. If you cannot rent the apartment as agreed upon, for example one day later, then the rent remains the same. The same is true if you leave the apartment earlier than arranged. If you choose to extend your stay, please discuss this with me ahead of time.

4. Cancelling the Agreement on Your Part
If you cancel the agreement after it has been signed and before you have arrived, I am entitled to the following cancellation fees in percentages:
Up to 43 days = 10%
42 to 29 days = 50%
28 to 2 days = 80%
1 day or later = 100%

It is standard to give me notice of your arrival. I recommend you get cancellation insurance through travel insurance at the same time you make your reservation.

5. Guest Liabilities
A deposit of 350 Euro must be paid upon entering the rental agreement (cash or check). If the deposit is not paid, rental can be denied. Upon check-out you will be reimbursed the complete deposit, on the condition that you have not done any damages.

IMPORTANT: There is a strict NO-SMOKING POLICY in the apartment. If you do not adhere to this rule, you risk losing your entire deposit. The apartment can only be occupied by the number of people agreed upon in the rental agreement. In case of breech of agreement, you must pay the consequences, and possibly be forced to be removed immediately from the apartment. You are not permitted to transfer the apartment to anyone during your time of stay and doing so entitles me to immediate cancellation of the rental agreement without return of the rent for the days remaining on the agreement. The renter is solely responsible for all legal expenses that may accrue. The apartment should be used carefully. In addition, consideration should be paid to the neighbours and other building tenants. Should you come into contact with neighbours, just say that you are friends of mine and you will surely win their kindness. In addition, pets are not allowed. The daily cleaning of the apartment is the sole responsibility of the renter, including the removal of trash and the washing of dishes and silverware. Should you not adhere to this policy, there will be an additional charge of €40. In case of damages on the part of the renter or other guests, notify me immediately. The renter or other guest is responsible for all damages, unless you can prove your innocence. The same is true if the apartment can not be rented to the following guest. Damages can be deducted from the deposit or charged at a later date through legal processes.
